AT&T is set to vacate its 400,000-square-foot office at 1010 North St. Mary’s Street in downtown San Antonio, reducing its local footprint and moving operations to a smaller, 100,000-square-foot space at The Reserve in Westover Hills. CBRE facilitated the transaction.
Guidehouse, a consulting firm that leased 107,000 square feet at The Reserve last year, will be among AT&T’s new neighbors. The Reserve had remained empty for about three years after Nationwide exited and sold the property in 2021.
This departure adds pressure to San Antonio’s downtown office market, which has struggled with high vacancy rates. According to JLL data, the citywide office vacancy rate has held steady around 17 percent for over a year. However, vacancies in the downtown submarket have reached as high as 27 percent. Other major companies—including PwC, USAA, and Visionworks—have also relocated from downtown to areas farther out in the city.
AT&T is also considering a similar move in Dallas. The company currently occupies Whitacre Tower at 208 South Akard Street under a lease that runs until 2030 but is reportedly exploring suburban options such as Park at Legacy in Plano. Earlier this year, AT&T signed an agreement for office space at Lakeside Boulevard Tower in Richardson and announced plans to expand its workforce there from 400 up to potentially 1,400 employees.
AT&T moved its headquarters from San Antonio to Dallas in 2008.
“Executives have been touring sites like the Park at Legacy in Plano, but the firm’s plans remain unclear,” according to reporting by Eric Weilbacher. “The company has said it plans to grow its Richardson workforce from 400 to up to 1,400.”
