The CEO of Book of the Month, Blake Orlandi, and his spouse Catherine Orlandi have found a buyer for their home at 2103 Bowman Avenue in Austin’s Tarrytown neighborhood. The property, listed at $2.6 million, was under contract after just 13 days on the market, according to the Eklund-Gomes team. The home had been purchased by the Orlandis last year when it was listed for $2.3 million.

Blake Orlandi is credited with revitalizing Book of the Month, a company over a century old. His house, built in 1941, has seen its value rise despite a generally sluggish luxury real estate market in Austin. Inventory has increased and homes are staying on the market longer than usual. Price reductions have become common among high-end properties, especially those acquired after the 2022 peak.

A spec mansion nearby at 2209 Bowman Avenue sold only after being listed for 193 days and receiving a price cut. Another recent top sale involved a single-family home likely sold at a loss by someone who bought it last year.

Final sale prices for 2103 Bowman Avenue are not yet available, but it went under contract with an asking price about 13 percent higher than last year’s listing price—a notable increase given current market trends.

The property is a four-bedroom, four-bathroom house with approximately 3,200 square feet of space and includes a fenced backyard and detached garage. Monica Painter of Moreland Properties holds the listing.

The second highest-priced home to go under contract in Austin last week was Unit 1701 at Seaholm Residences, located at 222 West Avenue and listed for $2.4 million.

“His 1941 home isn’t quite as old, but like print books, it’s part of a market that’s considered past its heyday,” according to information provided by the Eklund-Gomes team.
