A Central Asian real estate developer is entering the Houston market with a new townhome project near the Galleria. BI Group, which operates in North America as an extension of Kazakhstan’s BI Group, has partnered with local company Vita Group to develop The Winford, a 26-unit townhome community at 5821 Winsome Lane.
This project represents BI Group’s first development in Texas following its initial ventures in Miami. Olzhas Ayazbayev, CEO of BI Group, stated that Houston buyers are seeking “privacy, space and style” without giving up proximity to key locations. He added that The Winford aims to address this demand.
The planned homes will range from 2,800 to 3,400 square feet and be priced between $815,000 and $985,000. Each unit will feature European-inspired design elements such as open layouts, large windows for natural light, high ceilings, rooftop terraces, three or four bedrooms, attached two-car garages and elevator-ready construction. The company is marketing the homes as suitable for multigenerational families and remote workers.
BI Group expects the project to be completed by late next year.
Based in Asana—the capital of Kazakhstan—BI Group has developed more than 400 residential projects totaling over 100,000 units across eight countries since its founding in 1995. In the United States so far it has focused on Miami’s Brickell district with projects including Parkside—a building with eight stories and 187 units.
The Winford adds to ongoing residential development activity in Houston’s Uptown/Galleria area. Other recent projects include The Beverly—a seven-story condominium building at 5010 Longmont Drive—which topped out last month and is expected to be completed early next year. Developed by GT Leach Constructors’ Gary Leach together with Rama Companies, The Beverly consists of six full-floor units each about 4,400 square feet.
Additionally on Post Oak Boulevard plans are advancing for Ritz-Carlton Houston—a proposed 44-story hotel and condo tower by Deiso Moss and Cleary Interests. This would be the city’s first Ritz-branded property pairing hotel rooms with residences; Karla Dupre was recently named head of sales for this project alongside Redeavor Group.
