Crow Holdings and Hilton plan $100M renovation for Hilton Anatole

Crow Holdings and Hilton have announced plans to invest about $100 million in renovations at the Hilton Anatole hotel in Dallas. The decision follows a renewed long-term management agreement between the two companies, continuing a partnership that dates back several decades.

The 1,610-room hotel, located at 2201 North Stemmons Freeway, was originally developed by Crow in the late 1970s as part of the Dallas Market Center complex. The property opened in 1979 as the Loews Hotel and has since become a significant presence on the city’s skyline.

The Anatole is known for its large convention facilities, two atriums, and an Asian art collection with more than 1,000 pieces. These features have helped establish it as one of Dallas’ key meeting venues.

According to Crow Holdings and Hilton, renovations will take place between now and 2028. Planned updates include refurbishing 899 atrium rooms, revamping the hotel’s 600,000-square-foot event and convention space, and upgrading food-and-beverage options throughout the property. Additional capital projects are also planned but were not detailed in the announcement.

This new round of investment comes after a $30 million update that began in mid-2023. That project renovated approximately 700 rooms and increased the total number of guest rooms slightly. In 2010, a previous renovation costing $125 million helped keep the Anatole competitive as Dallas grew into a major destination for corporate events and conventions.

Over its history, the Anatole has hosted various high-profile gatherings such as national political events—including the Republican National Convention in 1984—and local traditions like The Real Estate Council’s annual Fight Night. Its top-floor restaurant SĒR Steak + Spirits and public spaces featuring museum-quality art have contributed to its continued appeal even as new hotels open nearby.

Crow Holdings CFO Ian Dilley said: “The improvements will ensure the Anatole remains a defining destination for Dallas for generations to come,” highlighting its importance for corporate groups, tourists, and community functions.

Both companies stated that their renewed agreement aims to maintain Hilton Anatole’s status as a world-class venue. As of now, room rates begin at around $269 per night.
