Developers break ground on $160M luxury student housing tower near Texas A&M

Construction has started on a new $160 million student housing tower near Texas A&M University. The project, named Verve College Station, is being developed by Subtext, a company based in St. Louis. The 21-story building is located at 311 Stasney Street, about a block and a half from the university campus.

Verve College Station will have 1,193 beds spread across 392 units. It will also include more than 37,000 square feet of amenities. According to a filing with the Texas Department of Licensing and Regulation, the building’s total area will be about 825,000 square feet. The estimated cost may change as construction progresses.

The development is part of a trend of upscale student housing projects around the Northgate area near Texas A&M. Other projects in the area include Rev Northgate, which costs $86 million, and Aspire A&M—a nearby 19-story building with 873 units that is currently under construction. These developments aim to attract students willing to pay higher rents for better amenities and proximity to campus.

The apartments at Verve will range from studios to five-bedroom units. They are planned to feature finishes commonly found in luxury multifamily buildings such as hardwood-style flooring, quartz countertops, designer lighting and tile work, stainless steel appliances, and large wall-mounted televisions. The project will also offer 930 parking spaces.

Plans for indoor amenities include about 21,000 square feet dedicated to facilities like a fitness center, yoga studio, sauna and meditation rooms, game lounge, as well as an indoor-outdoor bar and kitchen space. There will also be a lobby coffee shop and mini-market available for residents.

The Houston office of Hoar Construction is serving as general contractor for Verve College Station. ESG Architecture & Design from Minneapolis is the architect on record; Quiddity from Houston is handling civil engineering work; Power Design and Kilgore Multifamily are leading mechanical, electrical and plumbing services; SK&A Structural Engineers are responsible for structural design.

Verve College Station is expected to open in summer 2028. This project follows Subtext’s other ongoing development in the area: Ever College Station at 401 Stasney Street—a seven-story student housing complex set for completion in 2027.

Texas A&M University reached an enrollment high of over 72,000 students last fall—an increase of nearly one-fifth since 2016—but university officials plan to pause undergraduate enrollment growth for several years so that infrastructure can catch up with demand.
