A mansion in Fort Worth originally built for Texas Rangers co-owner Bob Simpson is set to be auctioned, offering potential buyers a chance at one of the city’s most distinctive luxury homes. The property, located at 9553 Bella Terra Drive in the Montserrat gated community, will be sold through Concierge Auctions beginning December 3. Bidding is expected to start between $4 million and $6.5 million, according to the Dallas Business Journal.
The estate spans over 19,000 square feet on more than two acres and was constructed by J. Lambert Custom Homes for Simpson, who remains chairman of TXO Energy Partners after stepping down as CEO earlier this year. Property records from the Tarrant Appraisal District show that John Lupo and Andreana Michael are now listed as owners; Simpson sold the home in 2021.
The two-parcel property has a combined appraised value of $3.5 million but previously appeared on the market with an asking price of $11.75 million without selling. As demand softens for high-end homes and sellers adjust their expectations, auctions have become more common in Texas’ luxury real estate sector.
The mansion features seven bedrooms, 13 full bathrooms, five half-baths, multiple fireplaces throughout nearly every room, a bonus area measuring almost 4,800 square feet, separate guest quarters, and amenities such as gourmet kitchens, a private theater, gymnasium, indoor pool complex with hot tub and direct access from the primary suite—which also includes a spa-style bath and large walk-in closet—a climate-controlled wine room, sports court, private pond and access to community water features.
Luxury home auctions are increasingly used in Texas to attract broader interest for properties that are highly customized or oversized and do not fit standard comparable sales data.
“Luxury auctions have become a familiar pressure valve in Texas’ upper-tier market, especially for oversized, highly customized homes that don’t slot neatly into comparable sales,” said Eric Weilbacher.
