H-E-B has expanded its real estate holdings in North Texas with the purchase of a 95-acre parcel in Pilot Point, according to Denton County deed records. The acquisition, which took place on August 27, was reported by the Dallas Morning News.
Pilot Point is located in Denton County, approximately 53 miles northwest of downtown Dallas and has a population of about 7,000 residents. A spokesperson for H-E-B stated that the purchase is part of the company’s long-term real estate investment strategy and that there are no immediate plans for development at the site.
This move is consistent with H-E-B’s recent pattern of acquisitions and store openings in northern areas of the Dallas-Fort Worth Metroplex. The company’s efforts form part of a multibillion dollar plan aimed at increasing its presence in the region, where competitors such as Kroger, Tom Thumb, and Walmart have significant market share.
Earlier this year, H-E-B purchased 20 acres in Sherman at the northwest corner of FM 1417 and U.S. Route 75. Sherman has seen rapid growth due to its emergence as a center for semiconductor chip manufacturing. The acquired site is within Sherman Crossroads, a master-planned development spanning 130 acres and led by Harkinson Development and Heritage Development Partners.
H-E-B has also opened stores in Melissa, Prosper, and Frisco while acquiring land in Fort Worth and Flower Mound. Additionally, Central Market—H-E-B’s high-end grocery brand—is pursuing plans for a flagship location in Uptown Dallas.
The grocer’s expansion aligns with broader trends among large residential developers who are investing heavily in North Texas due to ongoing population growth. Centurion American Development Group, headed by CEO Mehrdad Moayedi, intends to build single-family homes on nearly 500 acres near Lake Texoma. Over the past two years, this developer has acquired at least 7,000 acres across several cities including Celina, Gunter, Howe, Pilot Point, and Sherman.
A spokesperson for H-E-B commented on the recent purchase: “The purchase was part of a long-term real estate investment plan, and that H-E-B has no immediate plans for the site.”
