Hunters Creek manor sells for over $10M amid slow Houston housing market

A French manor-style estate in Hunters Creek Village has been sold for over $10 million, making it the highest-priced home sale in Houston for the week of February 8. The mansion, located at 412 Timberwilde Lane, was listed at $12.2 million and sold for a figure above $10 million, according to information from the Houston Association of Realtors and reported by the Houston Business Journal. The exact sale price was not disclosed, but this means the property sold for at least $1,024 per square foot.

The residence spans 9,766 square feet and sits on more than two acres. It features a red-brick exterior with a steeply pitched roof and manicured gardens that include a pool and private tennis court. Inside, the home offers four to five bedrooms, five full bathrooms, one half-bathroom, and a three-car garage.

Notable interior features include a grand foyer leading to a paneled library with cross-beam ceilings and a formal dining room with a fireplace. The living room is finished with oak floors, high ceilings, and a crystal chandelier. There is also an elevator providing access to the primary suite, which includes dual bathrooms, a sitting room, and ornate finishes such as brass and porcelain plumbing fixtures. Additional spaces include an upstairs family room decorated with a medieval-themed mural and play castle as well as a third-floor game room with a wet bar designed for entertaining.

The sale joins other recent luxury transactions in Houston. In January, another estate in River Oaks that was listed for $13 million also closed for at least $10 million.

These high-value sales occur against the backdrop of an overall cooling market in Houston. During the week of February 10-16, new listings on the Multiple Listing Service fell by 1 percent year-over-year to 3,344 properties. Pending sales dropped by 8.6 percent to 1,903 homes while closings decreased slightly by 0.5 percent to 1,188 transactions.

In January across the Houston metro area, single-family home sales totaled 4,999 units—a decrease of 1 percent from the previous year—marking it as the slowest January since 2023. The median home price declined by 0.9 percent to $322,045; however, average prices rose by 2.8 percent to $416,722 due largely to increased activity in the luxury segment. Sales of homes priced above $1 million increased by 15.5 percent compared to last year even though midmarket sales saw less activity.
