IBM accelerates move into new Austin headquarters at Domain 12

IBM has announced that it will move into its new Austin headquarters at Domain 12, a 320,000-square-foot office tower owned by Cousins Properties, earlier than previously planned. The relocation is now set for next year, which is about a year ahead of the original schedule.

The company stated that this investment in the facility will strengthen the partner and client ecosystem it has built in Austin over more than five decades. IBM’s accelerated timeline differs from what Brandywine Realty Trust CEO Jerry Sweeney outlined during an earnings call on October 23, when he said IBM would vacate its Uptown ATX offices in 2027. Recent filings show that IBM now plans to occupy the entire Domain 12 building at 11800 Alterra Parkway by next summer. The building is 17 stories tall and was completed in 2020.

IBM assumed control of Domain 12 last year after taking over Meta’s full-building lease. Tenant improvement work for the space is estimated at $40 million and will begin on November 10, with completion expected by July 1, 2026, according to a filing with the Texas Department of Licensing and Regulation. The renovation aims to modernize all areas of the building, though details remain preliminary.

The decision to move follows a lengthy search for a new location that began in 2022. IBM had initially pre-leased space from Houston-based Hines for another project in The Domain area, but that deal ended when development did not proceed. Hines later obtained rezoning for the site to pursue a mixed-use plan instead.

By relocating to Domain 12, IBM reinforces its commitment to Austin as an important U.S. hub even as it reduces office space elsewhere. The new headquarters places IBM near other major companies such as Amazon, Indeed, and Vrbo that have expanded their presence in Austin’s tech corridor.

IBM continues to hold a significant footprint in The Domain district with a separate lease for 490,000 square feet at 11400 Burnet Road, owned by Stonelake Capital Partners.

“IBM’s investment in the facility would build on the partner and client ecosystem it has established in Austin for more than 55 years,” according to company statements.
