Lincoln Property Company and Proper Hospitality announce new luxury tower in Uptown Dallas

Proper Hospitality is set to open its first Dallas property, partnering with Lincoln Property Company on a 34-story luxury hotel and residential tower in Uptown. The Dallas Proper Hotel & Residences will be located on a 4-acre site near Cedar Springs Road. The project will feature a 200-room hotel, 80 residences, a wellness center covering 15,000 square feet, and a private social club. Construction is scheduled to begin next year, with completion expected in 2029.

Lincoln Property Company acquired the land in March 2024 with plans for a major mixed-use development. While the original vision included significant office space and possibly multiple towers, it is not clear how much of that plan remains. The hotel has now become the central element of the development.

Proper Hospitality’s entry into Dallas adds another competitor to the area’s luxury hotel market, which includes properties such as The Mansion on Turtle Creek, the Ritz-Carlton, and The Crescent. Other hotels in Uptown are also undergoing changes, including the Stoneleigh Hotel’s transition to Marriott Bonvoy’s Autograph Collection.

Proper Hospitality currently operates hotels in Austin, Santa Monica, San Francisco, and Downtown Los Angeles, as well as the Avalon boutique brand. Designer Kelly Wearstler will oversee interior design for the Dallas property, and architecture firm Skidmore, Owings & Merrill will design the tower.

The wellness center at the Dallas Proper Hotel & Residences will offer holistic therapies along with fitness and recovery facilities. The members-only Proper Club will include dining, a bar, pool, lounge, and workspaces. Residences will be located on the upper floors of the tower and range from one to four bedrooms, with penthouse options available. Residents will have access to amenities such as a rooftop pool and lounge.

Lincoln co-CEO Clay Duvall said the collaboration provides “a rare opportunity to shape a meaningful part of Uptown,” and described Proper as “the ideal partner for creating a landmark.”

The new development will replace a midcentury retail strip that was previously owned by Greenway Investment Company.
