Oxbow Development Group has received final approval to begin construction on a new mixed-use development in San Antonio’s Southtown neighborhood. The project, named “Southtown Aldea,” will be built across East César E. Chávez Boulevard from Hemisfair and represents Oxbow’s first major development outside the Pearl district.
The city’s Historic and Design Review Commission granted approval for the project on October 14. The development will cover 4.7 acres at Lavaca and Matagorda streets, requiring the demolition of several small buildings. Plans include 275 apartments, 40,000 square feet of retail and restaurant space, and a parking garage. The six-story buildings will be arranged around courtyards and pedestrian paths designed to reflect the walkable character of the neighborhood.
Oxbow’s move into Southtown follows its well-known redevelopment of the Pearl campus, where it transformed a former brewery into a prominent mixed-use district in San Antonio. Construction on Southtown Aldea is expected to be completed in 2027 or 2028.
The project also involves relocating the historic Muench-Pollock House, a late-19th-century home currently on the west side of Matagorda Street. The house will be deconstructed and moved to the corner of Matagorda and Lavaca, pending further approval.
The area is experiencing significant changes, with San Antonio officials planning a sports and entertainment district anchored by a new Spurs arena at the former Institute of Texan Cultures. This district would also feature an expanded convention center, a renovated Alamodome, an additional convention center hotel, and a pedestrian bridge connecting the dome to downtown.
In addition, Zachry Hospitality is nearing completion of the Monarch San Antonio hotel, a 17-story, 200-room property scheduled to open in March 2026. Other private developments in the Hemisfair area have faced delays, including a project managed by GrayStreet Partners, which aims to deliver retail and parking by 2027 and apartments by 2030.
