A spec mansion in Preston Hollow, Dallas, sold this summer after its price was reduced by $1.4 million. The property, originally listed for $13.7 million in February by physicians Hooman and Tannaz Sedighi, became the second-most expensive new listing in Texas that month, according to the Houston Association of Realtors. Public records indicate that Rohan Thambrahalli and Melonie Carnegie, founders of the fintech app Growvana, purchased the home.

At the time of sale, the asking price had dropped to $12.3 million—approximately $1,000 per square foot—and the buyers obtained an $8.5 million mortgage for the transaction. The final sale price was not disclosed.

The house was built this year by Atrium Fine Homes on a one-acre lot and features six bedrooms and eight bathrooms across 11,800 square feet. Listing materials describe finishes such as oak and teak wood from Brazil, marble from Italy, and stone sourced from Argentina, Brazil, Israel, Italy, Portugal and Spain. A turfed upper deck inspired by Klyde Warren Park extends over a ground-floor lanai connecting the main residence with a guest space.

The property’s listing coincided with another notable sale: a $32.5 million home at 4000 Euclid Avenue located six miles away. That transaction likely became Texas’ most expensive residential sale of the year.

Price reductions have been common among ultra-luxury homes in Texas recently. Examples include entertainment agent Gary Osier’s 10,300-square-foot mansion in Old Preston Hollow, which sold after a 5 percent price cut with an asking price of $11.7 million; entrepreneur Mark Haidar’s White Rock Lake estate, which saw its asking price lowered by $5 million before selling at $10.9 million; and Mehrdad Moayedi’s project at 10006 Hollow Way Road that sold at its original listing price of $15.9 million.
