Richardson secures long-term commitment from Fujitsu subsidiary with incentives

Richardson has secured the continued presence of one of its major corporate tenants with financial incentives from city officials. 1Finity, a subsidiary of Japanese technology company Fujitsu, will move its North American headquarters to Galatyn Commons Office Park. The new lease covers 65,000 square feet at 2380 Performance Drive and will bring together employees from both Richardson and Dallas offices.

The company signed a 12-year lease and is planning to invest at least $13 million in improvements for the space, which will accommodate about 500 employees. The City Council supported the move by approving a $2.3 million grant last year along with $130,000 in waived permit fees. These measures helped Richardson retain the headquarters amid competition from other cities.

“Fujitsu has been in our community for nearly four decades now, so it was really meaningful as they evolved into 1Finity for us to keep them,” said City Manager Don Magner.

Galatyn Commons is known as one of Richardson’s leading office developments, spanning 800,000 square feet across four buildings and offering amenities such as a food hall, amphitheater, and conference center. Other companies have also chosen Galatyn Commons for their offices; Halff relocated its headquarters there last year after signing an 80,000-square-foot lease that included an incentive deal. In addition, CBRE leased 131,000 square feet in 2022 and Geico took on a 165,000-square-foot office earlier this year.

1Finity focuses on information and communication technology solutions. Chief Revenue Officer Rod Naphan described Richardson’s established tech industry as “the ideal setting” for the new headquarters. The company’s previous location at 2801 Telecom Parkway is set for redevelopment by Dayton Street Partners into a large industrial facility as part of a planned expansion totaling over one million square feet.

Other notable real estate moves in Richardson include AT&T’s recent lease of 186,000 square feet at Lakeside Boulevard Tower for call center operations and Associa’s relocation to a new headquarters complex with capacity for up to 1,000 employees.
