River Oaks mansion listed at $13M marks Houston’s first ultra-luxury sale of 2026

Houston has seen its first ultra-luxury home sale of 2026 with a River Oaks mansion that was listed for $13 million. The property, located at 3649 Chevy Chase Drive, was sold by oil broker Jarrad Lewis and interior designer Colleen DiFonzo to physician Adeeb Dwairy and attorney Caroline Dwairy, according to public records and Compass Real Estate. Compass agents represented both the buyers and sellers in the transaction. While the final sale price has not been disclosed, the listing price equates to about $1,100 per square foot.

The house, built in 2023, is approximately 11,700 square feet and includes five bedrooms, ten bathrooms, a game room, and a gym with sauna and steam shower. The property was initially listed in June for $15 million on Zillow but underwent several price reductions in July, September, and November.

Buyer’s agent Christine Laborde noted that Houston’s luxury market benefits from limited inventory compared to other cities. She said: “And so, when those homes come open in Houston, they’re gone.” Laborde also commented on the location: “You’re inside the 610 loop. You’re closer to multiple sports venues,” adding that central locations have an “allure” in a city known for its sprawl.

According to Redfin data from last fall, luxury homes in Houston sold on average within 52 days—about half as long as similar properties took to sell in Austin.

Although this sale does not set a new record for Houston real estate transactions, it surpasses several of last year’s top deals; seven out of the ten most expensive homes sold in Houston during 2025 were listed below $13 million. This positions the Chevy Chase Drive home as a likely candidate for one of the top five sales of 2026 unless another high-profile property sells at a higher price point later this year.
