Southlake mansion sells for $14M at auction after major price drop

An expansive estate in Southlake, Texas, has been sold at auction for $14.22 million, falling short of the anticipated starting bid of $15 million. The property, located at 1469 Sunshine Lane and spanning 31,000 square feet, was auctioned by Concierge Auctions with live bidding concluding on September 17 in Hong Kong.

Originally listed in August 2024 for $27.5 million, the mansion’s final sale price represents about half of its initial listing value. Music producer Dirk Ulrich was the seller. Before Ulrich purchased the home in May 2023, it had experienced several price reductions after being listed for nearly $25 million in 2021. Interest increased after a viral post on Zillow Gone Wild led to a price cut to $17.9 million.

Constructed in 2016 on almost four acres near Grapevine Lake, the eight-bedroom residence includes amenities such as a bowling alley, gym, indoor jump house, three chef’s kitchens, a wine room capable of storing 2,100 bottles, a recording studio and a backyard pool complex featuring both a main swimming area and a deep diving pool with slide. The estate also features a guesthouse measuring 2,000 square feet with separate access and parking. The backyard turf originated from NRG Stadium during Super Bowl LI in Houston.

Last year Ulrich added a Dolby Atmos 3D audio studio during renovations. This soundproof space is digitally connected to a performance stage in the basement and can be used as a private screening room.

Brad Cook of Real Broker LLC and Michael Hershenberg of The Hershenberg Group represented the property at auction. Concierge Auctions notes that buyers are required to pay an additional buyer’s premium equal to 12 percent of the purchase price; co-brokers receive two percent.

The Dallas-Fort Worth region continues to lead Texas in sales of homes priced above $10 million. Another notable listing nearby is an estate at 1711 Maranatha Way on Grapevine Lake—a five-bedroom home with seven bathrooms and approximately 8,000 square feet—currently offered at $8.75 million.
