St. Regis Residences Houston condo tower set at $220M with expanded amenities

Construction of the St. Regis Residences Houston is projected to cost $220 million, according to a filing with the Texas Department of Licensing and Regulation. The upscale condominium tower is being developed by Satya, led by CEO Sunny Bathija.

Bathija has stated that he intends for this project to be “the first of its kind in Texas in terms of luxury and amenities,” as reported by the Houston Business Journal. Construction on the 38-story building at 102 Asbury Street is scheduled to begin in February and finish by June 2028.

The development will cover 596,012 square feet and offer units starting at $3 million. Condominiums will range from 2,000 to 5,000 square feet, with penthouses reaching up to 6,000 square feet.

Amenities are planned to match those found in Marriott International’s St. Regis Hotels brand. This will be the first St. Regis Residences project in Texas, a market where branded condominiums have outperformed non-branded properties.

Residents are expected to receive full concierge services such as valet assistance and package delivery directly to their doors. Recreational facilities will include a lap pool designed for resort use, hot and cold plunge pools, private cabanas, steam rooms, saunas, locker rooms, a spa facility, fitness studio, yoga studios, meditation gardens and an outdoor yoga lawn. Outdoor amenities will also feature grilling stations, a catering kitchen and a bar.

Additional lifestyle features include a pet spa with dog run and park areas; spaces for cards and games; children’s activity center; media room; theater; event space; and guest suites available for booking. On the 26th floor there will be a sky terrace offering private dining facilities, a cognac bar, coworking areas and an Astor boardroom—named after the founders of the St. Regis brand.

To ensure power reliability during outages—a growing concern in Houston—the building will be equipped with three generators capable of providing electricity throughout the property.

The initial design called for 37 stories but was increased to 38 stories due to demand. Sales for units are managed by Douglas Elliman through a dedicated sales center that opened in August.

Satya has previously secured a $255 million construction loan for this project.
