Tetra Technologies moves headquarters to Spring with new lease from Spear Street Capital

Tetra Technologies has signed a lease for nearly 62,000 square feet at 10000 Energy Drive in Spring, Texas, moving its headquarters from The Woodlands to the Houston suburb. The deal was announced by Newmark, which represented landlord Spear Street Capital.

The company’s current headquarters is located at 24955 Interstate 45 North in a seven-story building constructed in 2008. Under the new agreement, Tetra Technologies will occupy space in the South Tower of a two-building campus totaling 564,000 square feet. The property was built in 2014 and sits about 26 miles north of downtown Houston. Expand Energy is also a tenant on the campus with a full-building lease at the North Tower.

Newmark leasing agents David Baker, Elliott Hirshfeld and Kristen Baker represented Spear Street Capital, while Caleb Lawson of Flatrock Commercial Real Estate Group represented Tetra Technologies.

Spear Street Capital acquired the property in 2019. For property tax purposes in 2025, it was valued at $142.7 million according to local appraisal district data.

Houston’s office market has shown signs of improvement recently. In the third quarter, there was positive net absorption for the second consecutive quarter—totaling an increase of 639,000 square feet and bringing year-to-date net absorption to 1.2 million square feet. Vacancy rates have dipped slightly; Partners Real Estate reported a vacancy rate of 26.3 percent at the end of Q3.

Declining valuations for older office buildings have made purchasing more attractive than leasing for some companies, leading to an uptick in owner-user transactions and providing some relief to the local office market.
