The Texas Real Estate Commission (TREC) and the Texas Appraiser Licensing and Certification Board (TALCB) have launched the Real Estate and Appraiser License Management Portal, known as the REALM Portal. The new system went live on December 15, 2025, and nearly 26,000 accounts have already been created.
As more license holders activate their accounts, TREC and TALCB are monitoring system performance, responding to user feedback, and making ongoing improvements. Users are advised that there is no need to re-enter license information or immediately activate their account unless they have urgent business. Some brokers may not see all sponsored agents listed right away; TREC is working to address this issue.
License holders with an email address on file should have received an activation email from no-reply@notices.trec.texas.gov starting at 8:30 a.m. CT on December 15. Those who did not receive the email can create a REALM Portal account through the portal’s website.
For most users, records will link automatically if they register using the same email address that appears in the agency’s system. If a license does not appear after login, users can link it using either a PIN or State ID—using a PIN is recommended for direct connection to specific licenses.
Individuals with multiple licenses may receive several activation emails containing record-specific information. To connect all licenses into one account, users must use each State ID or PIN provided in those emails.
Most users will not need to use either a PIN or State ID unless their license does not populate automatically upon registration. The PIN method links directly to a specific license or application, while using a State ID may display multiple records; action is only needed for relevant records.
Users experiencing delays or errors due to high activity are informed that these issues are temporary as teams work to improve performance. Efforts include improving visibility of sponsored agents for brokers, enhancing sponsorship tools, monitoring peak traffic periods, and clarifying instructions based on feedback.
Education providers and business entities such as appraisal management companies can now manage applications, renewals, and payments online via the REALM Portal. Business users prompted for an 11-digit number during registration should add leading zeros to their nine-digit EINs to proceed. Education providers will also be assigned new course numbers required for future course management.
Applicants who recently passed licensing exams do not need to take further action while waiting for exam results; statuses will update once results are processed in the portal.
Support resources include expanded phone capacity—now up to 300 lines—and staff assistance during transition. However, call volume remains high and unusual dial tones may occur when calling TREC or TALCB; this does not indicate office closure. Phone lines operate Monday through Friday from 7 a.m. to 6 p.m., with peak hours between 11 a.m. and 1 p.m.
