Trammell Crow files plans for next phase of Fort Worth’s 35 Eagle industrial park

Trammell Crow has submitted plans for the next phase of its 35 Eagle industrial park in far north Fort Worth. The Dallas-based developer filed documents with the Texas Department of Licensing and Regulation for a fourth phase at 2501 Eagle Parkway, near AllianceTexas. According to the filings, the new phase will include three speculative industrial buildings totaling nearly 750,000 square feet. The planned structures are approximately 500,000 square feet, 107,000 square feet, and 140,000 square feet in size. Construction costs are estimated at about $40 million.

If approved as proposed, construction is expected to start in February and finish by April 2027. Alliance Architects is listed as the design firm for this phase. A spokesperson for Trammell Crow declined to share further details but indicated that a formal announcement may be made later.

The expansion continues Trammell Crow’s partnership with PGIM Real Estate at the site. The 35 Eagle industrial park currently covers almost 5.9 million square feet along I-35 West, close to Perot Field Fort Worth Alliance Airport and the BNSF Intermodal Center. The most recent development phase included five buildings totaling about 2.1 million square feet; additional phases were anticipated once those spaces stabilized.

Recent transactions indicate ongoing demand for space at 35 Eagle. In June, Wistron—a technology manufacturer from Taiwan—purchased a 324,598-square-foot building within the park from Trammell Crow as part of its broader investment in North Texas tied to a $750 million supercomputer manufacturing project with Nvidia.

Far north Fort Worth currently leads the nation in industrial construction activity, with roughly 7.7 million square feet under development across twenty projects.

Trammell Crow also remains active elsewhere in the region with projects near DFW International Airport and expansions at Passport Park and Lake Vista Technology Park in Lewisville.

A Trammell Crow spokesperson stated only: “A formal announcement could come later.”
