University Park mansion sells for $30.5M after brief time as Texas’ priciest listing

A mansion in University Park, Dallas, has sold for $30.5 million after being listed for less than two months. The property, located at 6601 Hunters Glen Road in the Volk Estates neighborhood, was originally listed at $35 million. The sale price is about 13 percent below the initial asking price.

The nearly 13,000-square-foot home was marketed by Alex Perry of Allie Beth Allman & Associates. When it hit the market on October 31, it briefly became the most expensive publicly listed home in Texas. The sale places it among the highest-priced residential transactions in Dallas and Park Cities.

Built in 1927, the three-story mansion sits on almost two acres of land. It features five bedrooms, six full bathrooms and three half-bathrooms. Recent renovations led by Sebastian Construction Group updated the interiors while maintaining the original architecture.

The estate includes several amenities such as gardens and courtyards, a resurfaced pool, tennis court, putting green and patios with a two-story cabana. The gym has also been completely renovated to meet modern luxury standards.

Joshua Pack, co-CEO of Fortress Investment Group who died in September at age 51, previously owned the property through a trust. Alex Perry stated that a local family purchased the home but did not disclose their identity.

Volk Estates properties are rarely sold and often set records for luxury real estate in Dallas when they do change hands. According to Dallas Central Appraisal District records, annual property taxes for this mansion exceed $252,000.

“Volk Estates properties rarely trade, and when they do, they tend to set benchmarks for the region’s luxury market,” Perry said.
